Anybody can show you a photo of a finished deck. What actually determines whether that deck is still solid in fifteen years happens before a single board goes down, in the footings, the posts, and the ledger attachment. Here's what a new deck build in the Springfield area actually involves, step by step, and what the local code requires at each one.

Step 1: Site evaluation and design

A builder should walk your yard before drawing anything. Ozarks soil isn't consistent, some Springfield-area lots sit on rocky ground that fights a post-hole digger, others on heavy clay that holds water and moves with the freeze-thaw cycle every winter. Both affect footing depth and, honestly, how much digging costs. A design that ignores this is a design that gets expensive to fix later.


Step 2: Permitting

Nearly every new deck in the Springfield area needs a building permit before construction starts, not after. This is where a lot of assumptions go wrong: sharing a county line doesn't mean sharing a permit office. Springfield, Republic, Battlefield, Willard, Rogersville, and Strafford are all in Greene County, but five of those six run their own separate city building department with their own specific rules, not the county's. Nixa and Ozark, in Christian County, are the same way, Nixa requires a permit for every deck regardless of size, no small-deck exemption, and charges a flat $75. A builder who already knows which office your address actually falls under, and pulls the permit for you, is worth more than one who assumes a neighboring jurisdiction's rule applies.


Step 3: Footings

This is where a lot of decks actually fail, not on the surface, underground. Greene County's standard for a typical residential deck calls for concrete footings at least 16 inches in diameter, 8 inches thick, and 18 inches deep from finished grade, set on undisturbed or compacted soil. Precast piers aren't allowed under that standard. On rocky Ozarks lots, hitting that depth can mean more time on the auger than a homeowner expects going in, and it's not a place to cut corners to save an afternoon.


Step 4: Posts and beams

Support posts run a minimum of 6x6, spaced no more than 8 feet apart on center, with beams built from doubled 2x12 lumber (or a solid 4x12 where available) spanning no more than 8 feet between posts. Every connector, bolts, screws, joist hangers, has to be hot-dip galvanized or stainless steel. Standard hardware-store zinc-coated fasteners will corrode against pressure-treated lumber's chemical treatment faster than most homeowners expect.


Step 5: Ledger attachment

If your deck attaches to the house, the ledger board connection is the single most safety-critical joint in the whole structure, it's what stops the deck from pulling away from the house under load. The board needs proper flashing (copper, stainless, UV-resistant plastic, or zinc-plated galvanized steel) installed before the ledger goes up, and the bolt pattern matters: half-inch carriage bolts or lag screws in a double/single/double pattern spaced 16 inches on center for 2x10 or 2x12 ledgers. Lag screws should never be driven in with a hammer, if it's being hammered, it's the wrong fastener for the job.


Step 6: Joists and decking

Joist size and spacing determine how far your deck can span without sagging. As a reference point, a 2x10 joist at 16 inches on center is rated for a 16-foot-1-inch span under standard load assumptions; go to 24-inch spacing and that same joist drops to about 13 feet. Flooring gets fastened to the joists with ring-shank nails or hot-dip galvanized or stainless screws, never standard nails that'll back out over a few winters of expansion and contraction.


Step 7: Guardrails and stairs

Any deck floor more than 30 inches above finished grade needs a guardrail, minimum 36 inches tall, with posts spaced no more than 6 feet apart and baluster gaps tight enough that a 4-inch sphere can't pass through. Stairs need handrails once you're past three risers, with a maximum 7.75-inch rise and a minimum 10-inch tread depth. These aren't arbitrary numbers, they're sized around how people actually fall.

Timeline

A standard single-level deck, once permitted, typically takes one to three weeks from first dig to final inspection, weather and material availability being the two things that actually move that number. Multilevel decks, roof-covered decks, or anything deeper than 14 feet from the house require an engineered design reviewed before construction, which adds time up front but isn't optional past that size.

Can I build my own deck without a permit if it's small?

Don't assume it. Some jurisdictions exempt small, low decks from permitting, but we could not confirm a specific exemption on Springfield's own published pages, and Nixa explicitly requires a permit for every deck regardless of size. Why does footing depth matter so much?
